Nice host, cozy, clean and tidy place. Very nice apartment, nice view from our room. Located relatively near to the centre, bus stop, restaurants and shops few steps away. Perfect for a couple to spend a few days in Edinburgh, would recommend for anybody.

I booked this on the evening of my stay due to being disgusted by another property I had to leave due to hygiene reasons. This property was excellent, the host was friendly and welcoming and offered me a choice of 2 rooms. My room had everything I needed and it was immaculately clean. I had a lovely stay there and would recommend to anyone.

Amazed by the standard of our room (Room 6) with high standard ensuite. Very comfy bed. Enough room for our large suitcase. Suprised breakfast was extra but appreciated the lack of waste and addition on our waist! You order what you want and then pay accordingly. We had everything one morning and it was £8.50 which was good value. Great whisky bar 🥃 👀 👍🏻

A lovely, exceptionally clean guesthouse with well maintained surroundings. Comfy bed and tea/coffee making facilities provided. The room will be cleaned daily providing you leave the cleaning request sign hanging on the outside of your door. Breakfast beautifully presented, you order the previous evening and can either opt for the 3 course breakfast to include yoghurt with granola and fruits, filled mini rolls and pastries or individual lighter items. Both options well priced. We had the full breakfast option which was delicious and left us well set up for sightseeing. The buses are great leaving from just outside the property and as they are so regular, much easier to get around Edinburgh than by car. We stayed 2 nights and visited Edinburgh Castle, the Royal Yacht, National Museum Scotland, Royal Botanic Gardens, Royal Mile, St Giles Cathedral, Princess Street Garden, Arthur’s Seat and Calton Hill. We even managed to fit in an afternoon tea at The Queen Charlotte rooms. Craig was very engaging to talk to and clearly takes a lot of pride in his establishment. A lovely stay and highly recommended.

My girlfriend and I travelled to Scotland for a birthday weekend away and she found this lovely little property. A lovely stay greeted by the owner and allowing us to leave bags to go and explore and then having them in our room when we got back. Gave us good advice about the buses and just a friendly man. Rooms were clean and warm and there was an option for breakfast which was nice to have that fallback if we woke up early. Would recommend

Warm and friendly welcome upon arrival, extremely helpful in advising use of public transport network and places to visit. Room was clean and presentable, heated throughout the stay. Tea & coffee making facilities in the room; hairdryer, instructions on how to use the shower, adjust heating and work the Television. Also a booklet with local restaurants, pubs and shops listed with directions. We didn't have breakfast so cannot rate this but it smelt lovely in the morning. The owner was extremely helpful and courteous, couldn't help you enough, was there to answer any questions or just to have a wee chat. Would recommend the hotel as the location is ideal for getting around Edinburgh, the room was spacious and well equipped and the staff are very friendly.

Excellent stay. Lovely B&B. Very tastefully decorated and spotlessly clean. Ideally situated for a bus into the city. Craig is a great host friendly and helpful. Breakfast is very good. Easy access from the airport. Couldn’t fault it highly recommended.

Lovely stay hotel cozy modern and very well maintained host greeted us explained about bus connections bus stop 30 yards from hotel which is straight forward £2.00 single or £5.00 for day ticket old town, pricess Street grassmarket etc good base to explore Edinburgh

Great place, care has been taken to create a super cozy environment with high quality finishes. Although slightly out of town, a quick taxi ride of less than 10 pounds gets you there and it is well worth it! Breakfast is home made and not to be missed.
