After months of researching hotels in San Sebastian to find a truly magical experience for our anniversary and first trip back to Europe for 30 years… we decided on Arbaso based on glowing reviews, insightful articles and the belief that we might experience something a bit special. Unfortunately Hotel Arbaso left us with a huge bill and very little else! In entering the hotel we were barely acknowledged as the reception team continued their chatter, barely removing their eyes from their screens. No help from the Porter with bags and very little insight into how the hotel worked and what they offered. We’re paid extra for a large duplex suite - fraying floor rugs, damp smelling and in need of an overhaul. The service in Nauru was negligent - pretty much ignored as we struggled to flag down a waiter.. and it wasn’t busy. Whatever Arbaso lacks is a service ethic and they’ve failed in recognising that when booking a destination hotel you want a little bit of magic and some care. Outside of the hotel we were overwhelmed with the friendliness and amazing service we received… exceptional dining experience at Arzak, insightful and magic walking Pinxtos tour with Basque Bites. After lugging our bags to our waiting car, the receptionist glanced up to say ‘see you next time’… definitely not!
Had large superior corner room with balcony and we could just glimpse the river as leaves obscured most of the view. Bed was so comfortable we wanted to take it home. Bedding and towels were very high quality. Lovely towelling coats. Toiletries provided were very nice. Shower was excellent. Good lighting and magnified mirror. Room was clean - decor was nice. Large glass doors to en-suite were a bit odd and didn’t seem to provide much privacy other than that worth the room rate for good location and large comfortable room. 3 minutes to main bus station, 5 minutes to beach and 5 minutes from Old Town. Beautiful old building. Large Roof terrace with bar was a bonus.

Hotel room was very clean. High quality sheets, nice and quiet and room kept at a good and constant temperature. The hotel is quite new and it feels it. We stayed for 4 nights and spent our whole time in town, so we used this a base only and it was perfect. Swimming pools isn’t open until summer. Bar closes at midnight sharp. Airport transfer from Bilbao is about an hour. To get to town it’s a 6-7 minute uphill stroll then a 20-25 minute downhill walk, with many steps included. So if you aren’t mobile, you’ll spend money on buses or taxis.
We have rented two rooms for one week in July 2023. Both apartments were very nice and spacious enough. The bed was very comfortable, the bathroom and shower very nice, the hairdryer of good quality. The kitchen was equipped with everything you need (even a dishwasher, iron, drying racket for clothes). Great holiday home feeling! Definitely a 3-4 star experience. The city and the beach are in walking distance, so are numerous restaurants, bars, super markets, etc. And San Sebastian is a great city, for sure worth a return. Also very handy is the washing machine and dryer in the basement (4 Euro). What I would improve: 1. The idea of self cleaning the apartment is ok (the receptionist explained it clearly), but there is no groom available to wipe away the sand when coming from the beach, no cloth to clean the bathroom. So you either need to bring your own basic cleaning equipment for vacation or go and buy stuff. 2. We enjoyed having a toaster, but power outlets are on weird places (see pic). 3. We did not realize that parking facilities are super limited and did not reserve a spot in advance, so we ended up parking in a park house which was very expensive (Txofre, which is close by). 4. The apartment was clean, but not the balcony (bread crumbs and stains of coffee on the table), I would include the balcony to the cleaning routine.

The hotel has a wonderful position and from our room we could see the harbour and the sunset as well as the street activity. It has also the advantage of being part of the old town where we could walk and sample a lot of pintxos. The staff were always helpful and particularly at the meals in La Jarana Taberna and restaurant. The team at breakfast was always cheerful and enjoyed working with each other and customers. We could not hope for more. One minor negative point: the shaving set had the most painful razor I have ever experienced in 60 years, the vanity set was of equally low grade. A hotel of your standard should do better. You should change supplier. I am reflecting this in the rating below for Value and in the Overall Rating. To offset this the mattress was one of the most comfortable my wife and I have ever slept on. Altogether a pleasurable stay and we would return without hesitation.
KKentLinSan Sebastián is a great place and Zenit Convento hotel is conveniently located, minutes away from the beach and old town. The facilities in the room are good and the decor neutral and modern. The room we were given (1st floor) looked out onto residential apartment blocks. When we checked in, we were not informed that noisy building work to these properties would be going on during our stay. (I attach views from our room) We did mention this to reception and they apologised. Had I known about either of these I would have requested a room facing away from this awful outlook. We chose Zenit Convento because it had the benefit of a rooftop pool. The pool was closed for the whole week of our stay. The notice stated they were carrying out tests. This too was discussed with reception and they said they were sorry but in fact it didn’t open until the end of June. I cannot find anywhere on their website where this is mentioned and we found this to be misleading and frustrating. Breakfast was a chaotic experience from the very first morning. The table we were given on our first day was missing cutlery and butter. Staff were often not around or too busy to respond to requests or rectify mistakes. I ordered an omelette but was given scrambled egg. I asked for this to be changed. They took it away and then came back with the same plate and told me this was an omelette. Trying to explain that it wasn’t to someone who spoke limited English was difficult. Subsequent days were similar, long waits to get table service, items missing from the table. It was only on day 3 that we realised that a menu in English was available. No one had bothered to offer this to us. As a consequence, despite already having paid to have breakfast included, we decided on our last 2 days to have breakfast in the Taberna Blas opposite the hotel. The evening opening times for the bar are not clear. Sometimes it would still be open beyond 11pm sometimes it would not. We came back to the hotel at 11pm one evening and there were people sitting in the bar with drinks but no staff behind the bar. There were 2 members of staff on reception. We asked them if we could order 2 coffees. They said sorry the bar is closed and the staff have gone home. What are the opening and closing times and why can’t they be consistent and displayed. When we checked in we had 2 bottles of water in our room. We assumed therefore that water was provided free of charge throughout our stay as it is in the gym. When we checked out I was surprised to find water had been charged to our bill. I raised this and was told that only the first 2 bottles are free. This again is misleading and inconsistent. We travel extensively in Europe and rarely are we charged for still water in our room. With a room rate of €400 per night it should be included as part of the room package. Two nights in Donostia San Sebastián with a guided walking tour booked for our full day in the town. The hotel is really comfortable and the staff are all truly lovely. Our room had everything we would want but like so many Spanish hotels they don’t provide tea and coffee making facilities in the room. We travel extensively in Spain and bring an aero press coffee maker, its small and convenient for travel. We have a small travel kettle and bring coffee. Milk is more challenging now as since Brexit milk and milk products cannot be brought in but that can be addressed with a bit of planning. That said, breakfast starts at 07:30 and the coffee from the machine is actually OK. A good selection of breakfast choices including bacon and eggs. What we do like about this hotel is the staff. All are friendly and smile all day long. The young girl at the bar was really friendly and we felt welcomed and comfortable. Plenty of comfortable seating in the bar area and food can be obtained via the bar menu. We however chose the restaurant both evenings and were so so impressed. Our food was excellent and we were looked after both nights by two different but equally attentive, professional staff. I didn’t get the name of the waiter on Tuesday night but he was delightful. Thursday we chose the tasting menu and so glad we did. Every single dish was superb. A special mention to Irina ( Irene?) who served us. The restaurant was really busy and she was on her own waiting on tables. She was friendly, charming and helpful even though under pressure due to the volume of diners. She did a fantastic job. The food here is some of the best hotel food we have had. All food and drink is on a pay at the point of use, no putting it on the room but for us that worked really well as the room was prepaid so checkout was quick and easy. Just leave the key in the box and go. WiFi is excellent. If you are driving there is parking in front of the hotel but not enough spaces if the hotel is full. There is parking opposite. The hotel is situated on a hill, and I mean a hill!!!! The walk into town took about 25 minutes. We discovered the taxi rank right by the bandstand near the seafront and it was only €8 to get a ride back up the hill. If you are visiting the town you will have a comfortable welcoming stay here but come thinking “ taxi” to get back.
3305SimonPWas very concerned having seen the bad reviews on here, especially as travelling with small children. However we were quite impressed and left happy. The location is great, with a regular air conditioned bus every 20 mins. The staff were very friendly, and the facilities were all new. The swimming pool was good, and the bar / restaurant. The busy road is closed off by a newish fence so wasn’t concerned about the children’s safety. My only negatives were that the pitches were very small, could just fit our caravan and awning on, but there is a car park just across the road (less than 1 minutes walk). The other negative was the cockerel that started about 3am, however if we turned our fans on in caravan this would cover the noise up. In summary, we would definitely stay here again, San Sebastián was amazing and felt like Rio de Janerio, spot on beaches and good surf, the kids played all day. Because the site is so close you have to expect it to have small pitches, and they can’t help it if neighbours keep animals. I think a lot of the buildings seemed to be recently refurbished too, it was all good.
