The pros: close to town, free off-street parking, kitchen with hot plates, fridge and microwave, bed was reasonably comfortable and it was relatively quiet at night as bathroom/spa faced road. Close to shopping centre with Countdown, etc (but interesting signs on the doors re gangs and security guards).
The cons: thermal exhaust in car park results in constant smell in rooms, rooms are poorly maintained compared to other motels of the same age, bathroom ceiling half painted, pitted tapware, cracked basin, chipped tiles, terrible pillows (soft and thin), no peeler or chopping board in very small kitchen, shower drain inadequate and very old spa with painted peeling tiles.
Area is not very pleasant and would not recommend walking into town at night as much of city centre seemed pretty rough (mostly OK during day).
Manager was not very welcoming and said we had to fill out census forms even though we were not there on 7 March, gardens untidy with dead cuttings in pots, etc.
Given listed price is often over $200 you can do much better elsewhere (stay further out as there is free parking in town).
Rotorua itself is overrated and Taupo much nicer.
