However, we believe this is the most beautiful time of the year and a great time to visit. WILDLIFE: Our area is full of creatures big and small! It is very possible to encounter deer, foxes, and birds. More elusive mountain lions, bears, elk, and moose are in the area as well. Please be cautious, do not feed wildlife, and be bear aware! No coolers outside, food and drinks left outside overnight, or unlocked cars with food in them. NEIGHBORHOOD: We are located in a very small community far off the beaten path. There is plenty of privacy to be had, but we do have neighbors and adhere to a quiet hours policy. The drive to the house is about 20 minutes off of the highway, with windy breathtaking views of a mountain valley and local ranches. We are not close to grocery stores and recommend stopping in Conifer on the way in. Our limited restaurants can be seasonal and suggest calling ahead. Less than 200 feet from the front door are hiking trails leading to the neighborhood ponds. Enjoy fishing in the catch-and-release pond in the summer and ice skating in the winter (ice skating shed even has skates and hockey gear for you!) The neighborhood features 200 acres of open space for hiking, biking, and volleyball.There is ample parking in front of the home (space for 3 cars). The home is located on a private easement shared with a few other neighbors. Because of this, there is almost no traffic on that road. We do ask that you be courteous of our neighbors and stick to the designated parking spaces.WINTER:To get to Sunset Haven, you’ll be on paved roads the entire time with the exception of the 100 foot easement (rare for mountain properties!) However we strongly suggest a 4WD or AWD vehicle between Nov-April (Colorado weather can be unpredictable...so you'll just want to check the weather reports and act accordingly).CHECK-IN & CHECK-OUT:- Check-in is after 4:00 pm and check-out is by 10:00 am.- NO CHORES HERE! We kindly request guests respect the peaceful nature of our neighborhood.LOCATION & VEHICLE ACCESS - The house is located 13 minutes off the main 285 highway.- The last 1.7 miles is a well maintained dirt road.- The driveway to the house is a steep dirt road - a high clearance vehicle is recommended and momentum should be maintained to avoid any difficulty.- 4WD or all-wheel drive is REQUIRED for winter months (mid-October through mid-May)- We have a snowplow service contracted for the winter months when snow removal or plowing is needed.- Safety is our priority so be aware and engaged at all times when driving.
