Lovely B&B in a nice quiet setting with fantastic breakfasts! The bed was huge and really comfy and cosy. Being out in the countryside our room was really dark and peaceful. The host, Caroline, was really friendly and helpful and had even served fresh cake in our room when we checked in! The breakfast was amazing- fresh fruits, yoghurt and granola with pastries plus porridge, omelettes or pancakes to order. There was also a large guest lounge for us to use. Highly recommended!

Absolutely lovely bed and breakfast. Food amazing (owners are chefs by trade), rooms large and massive comfy beds and pillows. Pretty location. Freshly baked cake in our room every day. Who wouldn’t enjoy that!

There is a reason this place only has 4 and 5 star reviews. It truly has to be seen and experienced to be believed. From the moment we arrived, we were welcomed by Caroline and her warm, friendly smile and given the tour of this beautiful bed and breakfast. We were taken to our dog friendly room, which was ridiculously big and spotlessly clean, with a lovely view of the rear of the property. We settled in with a cup of tea and some delicious homemade cake (a beautiful touch). Nothing was too much trouble, and we were later given recommendations of where to eat (see my review of The Boathouse). The huge bed was extremely comfortable, and both my wife and I had a great night's sleep. The following morning, breakfast was prepared and was absolutely delicious. I honestly can't fault this place. Caroline and Colin have built something truly amazing here and know how to treat their customers, not only so they feel welcome and looked after, but so that they want to return. I will definitely be returning, and I would highly recommend this to anyone looking to stay in that area. Thank you both for your hospitality.

Had a great weekend at Instow Barton. Caroline was a fantastic host and the food was out of this world. we even took a packed lunch for the drive home. Great place to stay to mooch around Instow Devon

Brilliant place to stay, we only stayed one night but it was well worth it. The room was a great size with a good tea/coffee tray, decent size bathroom and bed. Breakfast was fantastic. Really well worth staying.

Exceptional that is the only word that comes to mind. Right from the welcome by the owner to the room to the breakfast. The room was spacious with high quality fixtures and decoration. There was even a freshly baked cake on arrival to have with your tea or coffee . The outdoor space was stunning and I could have sat there all day. 5 minute walk down to the beach . There was warm milk available on our return from a pub diner to evening coffee. Even the coffee in the room was not the usual instant I had come to expect from B&B’s in the area with extra given when I mentioned how much I enjoyed it. Breakfast was very professional, you can tell the owners are both chefs. I really want to return .

Where do I start…..we stayed here last year from America on the SW path trek….loved it so much we restarted our trek here to see Caroline and Colin. Everything they do is just one notch above excellent. Cold milk in the room for desert, amazing view with doves, dogs and sheep, breakfast is made by two chefs …….it would be wayyyyyyyy out of the way to come back next year but sure we will find a way. #1 place in all of Devon.
