We stayed here on January 5. The property itself was very nice—large rooms, comfortable beds, good breakfast. Our problem was dog-related. We checked in around 8 p.m. and went to our room to be immediately met with the consistent barking of a large dog in the adjacent room. We immediately called the desk and asked for another room. They didn’t have any other king rooms so the lady at the desk said she would come down and take a look. My husband waited for a few minutes then went up to the lobby when he didn’t see her. There was a steady stream of people checking in and the desk attendant was completely alone. My husband talked to her briefly and she called the room where the dog was, but of course, no one answered. She tried to move us to a room with 2 queens, but said she couldn’t register us to a different room because we had booked the room through AAA and the system wouldn’t allow her to make us keys. Eventually, she was able to call someone who told her just to take us to a room and let us in. To make things worse, the lady at the desk had a disability and walked with a walker. We felt terrible that she had to walk us to our room. We couldn’t believe there wasn’t a manager or security person who could have helped out. At some point during the night, they figured out how to make us keys and put them under our door. While my husband was in the lobby, another man came to the desk and said he needed another room because there was dog poop on the floor of his room. We’re okay with people travelling with their dogs, but this hotel obviously had some issues.

Stayed here recently for a conference; requested and received Suite Night Upgrade to the Presidental Suite! WOW! Now, the hotel and surrounding area had been without power for the previous 22 hr and just regained it a few hours before I arrived. Suite was def warm- and I thought it was because of the power outage. Tried to turn up the fan which didn't change a thing. (in fact, I turned all 3 thermostats I found in there down to 60 and high fan and it never changed over 4 days! So- this suite is on the 38th floor and spans the width of the building so different views of the city from LR/DR and BR. Large 4 poster bed-- but there is a 4 inch ”ledge” around the mattress which is waist high to me (at 5-6”) making it extremely difficult to get into! Then discovered the bedside table and lamp was too far away to reach from bed...3 of the 4 pillows were incredibly lumpy- glad I only needed one pillow! Flat sheet on the bottom which wasn't long enough to be tucked in on top or side so it looked like a war had occurred in the morning (oh- and 2 comforters on the bed but don't know if it ever got cooler than 75 or so!). HUGE bathroom- big double size tub (but the row of lights over it had 3/4 of bulbs out), big steam shower with fabulous water pressure (but mildew on ceiling and amongst the marble tile), large bottles of fancy products in the shower (that could not be opened for those of you worried about that-I'm not, but see lots of angst about this). Several spots in teh BR had mildew, and lightening wasn't great for makeup. LR has 2 love seat sized couches (found some sort of canisters in between the seat cushions- ew!) large desk, table for 8 on the DR side plus a full kitchen (but a dirty black plastic serving spoon was on the stovetop!). Lots of nice artwork throughout. Carpet was stained in many areas. Never saw a TV remote though TVs were in the bedroom, bathroom and LR (didn't look real hard in LR, wasn't watching TV anyway, but thought it was odd). Housekeeping did come in after 2nd night, remade the bed with the same (wrinkled) sheets. Conference rooms were pretty darn cold. Oh, and did tell front desk that the AC wasn't working, but nothing changed. (Heard someone else on 38th floor complaining too). Lounge hours are limited- never made it there. Did have a bite to eat in the restaurant bar one evening- def not worth the calories or $. Unfortunately not much around open after 5 or 6, esp on a Sunday evening. Lobby is gorgeous, lots of seating in many areas incl tables with outlets for working.
This is a nice little hotel in the vicinity of the Overland Park Convention Center which also has its little imperfections… Positives/ pros: As one previous Courtyard review said, in all different ways, this hotel has great design and color balance throughout the Lobby and further. I also liked it in the suite that I shared with my guests. It had a large and impressive parlor room, with a large wet bar countertop and cabinets below. I liked how you walked straight into the bathroom sink and then shower and toilet room from the parlor unlike the design arrangement of the Overland Park Sheraton. The bedroom area was situated nicely to the right of the doorway and behind the closet. What I did like better about the OP Sheraton in comparison was the separate wall divided entry foyer. All plumbing and electrical fixtures worked well, the furniture was intact and comfortable except some of the wood furniture with some wear on it. The Lobby and Pool area were very clean as both the. Pool and hot tub operated very well holding decent temperature. The Bistro breakfast food I ate was also good. Last, but not least, the staff was accommodating, welcoming, helpful, informative, and communicative. The absolute negatives/ cons: The carpet in both elevators was absolutely dirty across each surface. Just a black and smeared stain across both surfaces. It didn’t look like they had been cleaned for a long time at all. They both should be replaced and then the new pieces should be cleaned regularly. If you are a guest who is thinking about booking a suite at the hotel and you are going to be designated to sleeping on the pull out sofa bed, you need to be a heavy sleeper because there is a lot of audible noise and some light leaking into the cracks around the door and it’s peep hole. The ac unit and the mini fridge were so loud that I I had to shut the ac off, unplug the mini fridge, and put to sofa pillows against the door to block the light. It was a little to late to the point that I did not end up getting enough sleep. Remember, that room works best for heavy sleepers, not light ones like me. The very last issue was the small pieces of white paper like debris spread throughout the guest room hallway. The last reason I gave this hotel 4 stars is because of a balanced contradiction in opinions and issues: When I first arrived at the hotel about 30 minutes before the standard check in time, I was notified that my room wasn’t ready and I had to wait for it to be ready. When my friends/ guests arrived a couple of minutes later, I informed them about what was going on. A little later, we were informed that there was a shortage of housekeeping crew on dirty as was the case for other hotels, of course. It wasn’t something that I was too excited about, but I got through it and being patient by exploring the lobby, talking to my friend’s family, eating and drinking snacks from the Market, and briefly looking at my phone.
