Great as only a short walk to the tube at Swiss Cottage. Good booking in and they even agreed to stay on but we got there in time which was nice of them. However they forgot loo roll which isnt great, and there was nobody there at breakfast. My wife made us some quick toast and we went

I came with my friends who travelled from France & we had a great stay here. Great value, fantastic location & Rohan our host/manager went above & beyond for us with everything we needed. We'll definitely be back. Thanks Avoca House Hotel for making our London stay an amazing one

Lovely friendly host and excellent location! Room just what we needed and very spacious.

The hotel is really worn out, but it's clean and the street is quiet. A good place to sleep after sightseeing all day. The breakfast was simple, but we left with a full stomach every morning. Rohana that works there is fantastic! Patient explaining how to get around, always with a huge smile! He even started breakfast a little early for us, so we could catch our flight! Thank you!

If you are looking for cheap look else where. For very little more you can get a decent hotel. We are still awaiting a refund from the hotel as it was so bad. Bath had horrible black stains in the tub and was grubby. Whole room was grungy and severely lacking in terms of cleanliest. We walked out and booked another hotel. When we arrived no one down stairs had to phone the guy to come greet us. The ‘office’ where we are paid looked like a hoarders den gentleman had to step over and dig out the card machine. We should have asked to see the room before paying. That was our fault. Honestly book somewhere else until the family that owns it invests some money into renovations

Ok guesthouse/hotel for the price & location. Staff are lovely, friendly & helpful but the place needs a bit of work/refurb. Shower pressure was terrible I’m afraid.

Needs updating but was clean and comfortable very good for the price to nice bothroom and comfy beds and the gentleman was very accommodating polite welcoming and couldn't do enough to make you feel comfortable he is an asset to the hotel
