The location is excellent. Right in the center of Balboa Island bars, restaurants and shops. Convenient parking. Charming, 100-year old Victorian B&B. Staff is excellent.

This hotel is Victorian style and does not have any modern décor. There are only about ten rooms on property and each room is uniquely decorated. It is right near the pier and bars and restaurants. You can hear quite a bit from the window, so don't expect a quiet evening when the bars are right outside. The parking is free and convenient. The customer service is phenomenal. I highly suggest eating on the rooftop. My husband and I ordered pizza and ate on the rooftop and stared at the ocean. Overall a wonderful experience and we will absolutely be back and hope to try a different room.

This will forever be my favorite place to stay in Newport Beach. Why? - each room is unique and so cool. We stayed in the bellagio room and it was amazing. It had a spa tub! (Not all do so make sure to check your room type first) - free parking! - Lauren the front desk goddess - love her. She’s amazing - free breakfast. There was fruit, chia seed pudding, bagels, muffins, cereal, yogurt coffee and orange juice. - location - you can walk to everything. I suggest a martini at 21 oceanfront , a beach stroll , a whale watching tour , and chowder at fly n fish. Can’t wait to stay here again.

This is a very nice hotel, right on the beach. Personnel is very friendly and helpful. The room (#6) was comfortable and quiet. Free parking is a plus. We will stay here again next time we are in Newport Beach.

Very helpful receptionist. She was friendly and made us feel welcomed. Late breakfast setup and coffee wasn’t available until after 8 so I had to go next door to get a cup of coffee.

It was a last minute trip. Nice area to visit. Convenient and steps from the beach. Busy nightlife in the area and things are open very late.

Really nice oak themed room. The donut shop next-door had 100 people wrapped around the building until 2:30 in the morning every single night which made for a loud conversational noise outside the windows. It was unbelievable. Why do so many people want donuts at that hour? Unfortunately, the hotel is right next to the donut shop. Bring your earplugs, you won’t get any sleep from 11 PM until 2:30 AM. Besides that it is a unique and cozy hotel. Not so good on the breakfast, though. I would come back if I could get a good deal. The location is the best that you could ever get in Newport Beach. As long as you like Fruitloops for breakfast.

The best get away and nice cozy place to stay. Continental breakfast included very nicely presented and simple but perfect selection. Friendly staff and just overall a great value. Looking forward to our next visit.
