Beautiful home, inside and out. Great attention to historic detail. The inside has been updated with all modern conveniences without losing the charm of the original home. Hostess, Tiffany, and her staff, are warm, friendly and attentive. Breakfast is one of the best we've had at a B & B. You won't go away hungry! Smithville is a delightful small town with just enough things to see and do to keep you as busy as you want to be on a lazy weekend. Highly recommend.

I Wish I Could Give MORE Than 5 Stars! Tiffany is the most lovely, gracious, and warm host you will ever encounter. The house is lovely and Tiffany makes sure everything is perfect. We stayed with her to celebrate my birthday and Tiffany had decorated our room for me! Breakfast was wonderful! Homemade biscuits with sausage gravy, an omelet, yogurt with fruit and granola, Texas Pecan coffee and juices. All delicious and that was just the first day! Thank you, Tiffany, for making my birthday so special. We feel like we have a new friend and we look forward to visiting with you again.

Our stay here was amazing. Tiffany was an amazing hostess. The service was wonderful. The breakfast was delicious. We felt so pampered. We would highly recommend the Katy House to everyone.

We had a charming experience staying at The Katy House. Tiffany made us feel so welcome and at home and the breakfast was fresh and delicious - we really enjoyed the blueberry pancakes which were a family recipe! We loved the a**osphere of Smithsville and would recommend this as a relaxing and memorable place to visit. The guesthouse is beautifully furnished and it is exceptionally clean. 10/10 review from us!

Eat breakfast here every morning - yummy on every level. Eat at the table - Tiffany is the best hostess and I met adventurous travelers and appreciated the experience! Can't wait to go back!

Katy House Bed and Breakfast is an absolute delight in a fabulous Texas small town! Smithville is quaint and charming and Katy House seemed to fling its arms open wide and embrace us with comfort. Our hostess thought of EVERYTHING - all the little touches that made our stay over-the-top. So many B & Bs now opt for continental breakfast so our made-from-scratch breakfast was wonderful. Even the coffee was perfect!! We loved the bath products, the fluffy towels, the crystal water glasses, the throw across one of the bed corners, the plethora of pillows to choose from. Shall I go on? Book your stay! You won't regret it!
