Azoyan Guest House

Ideally located, we walked to everywhere in Yerevan from here. Our host was extremely hospitable and helpful in facilitating our very short stay in Yerevan. There was a bit of noise from the street in our room, but you just can't beat the price. The value for money is real here! I highly recommend this establishment to any traveller who finds themselves in Yerevan, Armenia.

We stayed at the guesthouse for 2 nights. The owner picked us up from the airport at night and gave us many tips about the city (she even made a reservation for us in a really good restaurant). The guesthouse is very well located, a 5 minutes walk from Republic Square. The rooms are comfortable and clean and quite spacious. Very good breakfast. Would stay again!

The Azoyan Guest House is in the city centre of Yerevan. From the guest house to Republic Square is less than 5 minutes walk. The location is for tourists perfect. I was one week in the Azoyan Guest House and I can say that I was very satisfied. The rooms are very clean. The owner and the staffs are very hospitable and cool. The owner Lusine is a very helpful person and you can call or write her a message if you need advices and helps. Nara, the staff, makes very tasty homemade breakfast and she organises the hygienic rules of rooms very well. On my first day the driver Tigran brought me from the airport to guest house. He was cool. Onn the last day Lusine, the owner, brought me from guest house to the airport. Lusine was so hospitable that she helped me a lot and she gave me a gift for my parents. It was so cute. 🥰 The prices are perfect with breakfast and transport from the airport to the guest house and from the guest house to the airport. I felt really like a home because it was very familiar. 🥰🙂 I'll be choose Azoyan Guests House again when I want to visit Armenia again. Thank you very much.

The room are big and beautiful. The position is near the center and the staff is very kind and friendly. It is probably, if i will came back to visit Yerevan, that i will take contact again with tbis hotel.

I and my friend spent a week in this hotel. It locates in the middle of the city, so it's easy to go sight-seeing. It is an awesome place, quality of room on a great level. Also, personal were very kind and took a good care about us. Breakfast was incredible and different every day. When we visit Yerevan next time, we will definitely choose this place to stay!

I do not regret one bit choosing this guest house. Almost immediately after I booked, I got a WhatsApp message from Lusine, the owner telling me to reach out to her if I have any questions. I had quite a few and she answered each and everyone of them! I knew I was in for a treat :) I did not meet Lusine until the 2nd or 3rd day but her housekeeper, Nara was a gem! She made me delicious breakfast every morning & cleaned my room. Towels were changed 2-3 days, trash was emptied and I think sheets were also changed every other day - what else could one ask for? As other reviews mentioned, the room was very spacious and had tons of electrical points for you to charge your devices. They also provide shampoo, toothbrush & toothpaste & hairdryer. You also don't need to buy water as they have a water dispenser in the kitchen. The only drawback I would say is you can hear and feel the underground train coming through but it only lasts a couple of seconds and the noise dies down after 10pm or so. You are also a stone throw away from the Vernissage Market and very close to the Republic Square. Although near the main attractions, the guest house is located in a quiet street off Hanrapetutyan so you barely hear a thing. There are also a few nice cafes (Mirzoyan Library Cafe to be exact) a few minutes walk away and a supermarket nearby. I truly enjoyed my time here & will not hesitate to stay here again if I ever return to Armenia! xo

This 3 room guest house is wonderfully located on a quiet street blocks from Republic Square. One of the quietest places we’ve slept in Armenia. During the day, however, there were jack hammers and you can hear the metro trains pass, a soft rumble that first resembles an earthquake. The rooms are spacious and well-furnished with a comfortable bed and plenty of storage. There are also plenty of outlets for charging electronics. The Wi-Fi connection was not the best and would frequently cut out. The bathroom is on the small side with no counter space. The shower is also small but works well with good water pressure and hot water. As this is a small guest house it is not staffed all the time, you need to arrange with the owner when you will be arriving to make sure that someone is there. The owner, Lusine, is lovely and accommodating. After dinner on our first evening she spent time with us giving us a map and suggestions on what to do and where to eat. We loved her recommendations for the Serei Parajanov Museum and the Anteb Restaurant for hummus. We were not so happy with the Vostan Restaurant recommendation. (I also wrote restaurant reviews if you want details.) She also arranged a transfer to the airport for us which worked well. I did have communication difficulties with her before I arrived. Emails ended up in spam or not going through. It’s therefore best to communicate with her using WhatsApp. The modest breakfast includes hard boiled eggs and a good cucumber and tomato salad served to your table. The buffet offerings include – lavash, yogurt, whole fruit, pastry, a couple kinds of cheese and cold cuts, butter, honey a couple kinds of cereal, sliced bread, instant coffee, tea and milk.

A 2 minute walk from the Republic Square where you can find anything you like, may it be restaurants, cafes, bar, etc. and of course the Vernissage! It was indeed an amazing location for such an affordable price. I stayed with them for a week and I absolutely fell in love with the place especially with Nara who took care of me, made my everyday delicious breakfast, cleaned my room and regularly changed my linens and sheets. She was so kind to everyone. She is lovely. Also to Karen who drove me to see the tourists spots. Did I mention that they also offer private tours to their guests? Lol. And to Lusine, the owner of the Guest House, though, she wasn't there physically but still managed to accommodate me with all of my needs and queries. Overall, it was truly an amazing place to stay! It is not just a house to me but more like a home.

We stayed at the Azoyan Guest House on a quick 3-day trip to Yerevan. The pictures accurately represent the accommodations. The facilities were in good condition and kept very clean. The continental breakfast was nice but not over-the-top. The central city location is a big plus - close to all the city center attractions, one block from the amazing Vernissage market, and two blocks to a metro stop. The owner Lusine made a point to meet us personally and get to know us. She is friendly, hospitable, and competent. She went way above and beyond on our departure date when we were having a hard time getting a copy of a required COVID test from a testing site -- she called them several times since we were having a hard time getting a response from them and made sure we had the papers in hand before we departed. We will definitely stay at Azoyan Guest House next time we are in Yerevan and I highly recommend it.
