I needed a place to stay just for one night and this was ideal. It's in an ideal location in Penrith town centre. Really handy for all the local amenities. I received a lovely warm welcome from Sue and her lovely dogs. I was in the single room which was perfect for me. Absolutely everything has been thought of, various teas and coffee available. Fridges in the rooms with water and milk available. Bathroom well stocked and nothing is too much trouble for Sue. Sue will go out of her way to make sure you have everything you need. The breakfast options available are plentiful and it was delicious, best feed I've had in a long time. Gorgeous outdoor area in a lovely location which is not overlooked and nice and quiet. All in all a lovely guest house with plenty character and well worthy of its five stars. I will be booking again soon!

Where to start with this fantastic guest house! Sue is just the best host, she made me and my family feel so welcome it honestly felt like a home away from home! I stayed in the double suite and my parents the deluxe suite, both rooms were comfortable, spacious and each room had a huge selection of drinks, biscuits and a fridge that was very useful alongside a wide range toiletry extras. The guest house was completely spotless and clean with our rooms being freshened up each day. Sue provided the most delicious and wide selection of breakfast options. Nothing was too much trouble she was welcoming and always pleased to see us asking us about our days and offering great suggestions on the local area. The location was perfect for Penrith town centre alongside easy and short drives to Northern Lakes with parking either right outside the door or very reasonably priced, safe car park only a 1 minute walk away. The main point of our stay was to visit family in the local area and can say for definite we would never consider staying anywhere else when coming back to visit them in the future. Thank you Sue for making our stay so lovely - cannot wait to stay again.

I was greeted with a very warm welcome from Sue, and I could not have asked for a nicer place to stay. The home from home feel, the breakfast made to order and Sue's hosting made for a delightful stay. I would highly recommend staying here, and I will most certainly be booking Brooklands again for my next stay in Penrith.

Had a great time here would highly recommend it .we stopped in the four poster room it was spacious plenty of storage space loads of toiletries Great you dont need to take any . sue the hostess was great . she well deserves her 5 stars . oh and a lovely breakfast .

Perfect Lake District stopover. Immaculate, well appointed rooms and wonderful breakfast. Sue is the consummate host welcoming and ready to assist at anytime. There is parking on the street which Sue can guide elsewhere if there are no spaces. Penrith town centre is just around the corner.

I had a very pleasant stay, great place to relax after a full day hiking up Helvellyn. Sue is welcoming and friendly and her little dogs are adorable - definitely part of the welcoming experience! I had a cosy single room which had everything I needed, a lot of little extras like dental kit, chocolate, mini fridge with water etc... which are things you don't really get in most guest houses. The bed was very comfortable, quiet street out and really good shower. I had just 1 night to spend here, but will absolutely stay again longer when coming back to the area!

Sue is so welcoming and even lent me some bike lights. Breakfast superb. Rooms first class. Tea and coffee, biscuits, fresh milk and bottled water in fridge. Body wash, body lotion and hair conditioner plus lovely luxurious bath robe. Highly recommended

Sue was very welcoming (and her 2 beautiful doggies too, adorable!) Our double room with ensuite was so lovely, gorgeous decor and very comfortable. Everything that we needed was there and the place was spotlessly clean, Breakfast was delicious too! The only negative was the lack of parking by the house but we eventually found a space further up the street. We would happily return and would definitely recommend this guest house.

This has to be the nicest guest house I’ve ever had the privilege of staying in. The attention to detail is incredible! Thank you to Susan for her warm welcome and hospitality, I can assure you will not be disappointed. The furnishings are so tasteful it’s a real treat to stay in such a lovely environment.
