「The hotel is close to Edinburgh, making it suitable for travelers planning a trip to Edinburgh by car. It's conveniently located, offers free parking, and the owners are warm, hospitable, and easy to communicate with. However, it's an old house, so all facilities are dated, don't have too high expectations.」

「For the price paid, I expect a good night's rest. However, the entire property was not soundproofed properly. Yes, I know it is an old property but it can still be soundproofed whilst maintaining its heritage status. As I was at Room 15 (by the staircase at the crossroads between rooms and above the kitchen), I could hear people walking up and down to get to/from their rooms when I was trying to sleep. And from very early morning I could hear the kitchen starting their work. The level of noise was ridiculous. And once when I called reception three times when a wasp flew into my room, no one picked up despite me calling 3 time. I had to go downstairs and find help. Ridiculous again.」

「A short 1 night stay while visiting friends nearby. In short the location, service, & breakfast were all good, but the hotel building is need of some work. It's a lovely period property in the style that is expected with creaking floorboards, sash windows, and curious corridors leading to uniquely shaped rooms. The single room was compact and had been somewhat modernised, the bed was comfortable and clean, but sadly that didn't extend into the bathroom/shower-room that needed some work. Perhaps most noticably there are many simple things that would bring the room fully up to scratch such as sorting out the grouting in the bathroom, replacing the noisy extractor fan, removing mould from around the bathroom ceiling, replacing the dirty net curtain on the window, washing the carpet regularly & hoovering more carefully. Similarly with the front of the building, give all the painted areas a refresh, peeling paint is not a good first impression when parking the car. The full scottish breakfast was cooked to order and delicious. Hopefully if I do return on a visit next year the owners will have made some improvements to the building as it could be a lovely hotel with much higher review scores.」
